These terms apply to your use of the Azmi Real Estate Agency website. By using the site, including any form on it, you agree to them. If you do not agree, please do not use the site. There is no user account and no login for the public site.

Who we are

The site is operated by Azmi Real Estate Agency Sdn Bhd (127463T / 198401014907), A9-4-4, Jalan Ampang Utama 2/2, One Ampang Business Avenue, 68000 Ampang, Selangor Darul Ehsan.

What the site is for

The site gives general information about Azmi, our services, projects, track record, and events. It is an introduction, not an offer, a valuation, or a promise that a property is available at a stated price. Figures, floor areas, prices, and completion dates can change and should be confirmed with us in writing before you rely on them.

Forms

An enquiry, event registration, or newsletter subscription is a request. It does not create an agency appointment, a sale, a tenancy, or any other contract. We will reply when we can. You confirm that the details you send are accurate and that you are allowed to give them to us. Please do not send confidential documents through a website form.

How we handle personal data in those forms is described in our Privacy Policy.

Acceptable use

Do not misuse the site. That includes trying to break or overload it, scraping it in a way that degrades the service, sending unlawful or misleading form submissions, or using the content to pass yourself off as Azmi.

Our content

Text, photographs, marks, and layout on this site belong to Azmi or to the people who licensed them to us. You may read them and share a link to a page. You may not copy them for commercial use, or remove credits, without our written permission.

Other sites

Links to maps, social networks, or other websites are provided for convenience. Those sites have their own terms, and we are not responsible for them.

Liability

We take care to keep the site accurate, but we do not warrant that it is complete, current, or free of errors, or that it will always be available. To the extent the law allows, Azmi is not liable for loss or damage arising from your use of the site or from relying on general information published on it, including loss of profit, loss of a transaction, or loss of data. Nothing in these terms limits liability that cannot legally be limited, including liability for fraud or for death or personal injury caused by negligence.

Where liability can be limited, and where a claim relates to your use of this website rather than a separate written appointment, our total liability to you for that claim is limited to RM 1,000.

Appointments

Estate agency work, if you later appoint us, is governed by the appointment letter or agreement we both sign, and by the rules that apply to estate agents in Malaysia. Those documents prevail over these website terms if they conflict.

Law

These terms are governed by the laws of Malaysia. The courts of Malaysia have exclusive jurisdiction, except that we may also seek an injunction in any court that can grant one.
